Exploring the options for overseas income

Client background: Our client was relocating from outside the EU. They were looking to obtain a small mortgage while the sale of their business went through overseas. To keep monthly payments as low as possible, and due to their age, they wanted a lender that would take the term to age 75. They were currently a contractor paid in Australian dollars. 

The challenges:

  1. The client had no UK address history in the last 6 years. 
  2. He wanted a mortgage with no Early Repayment Charges (ERCs) so he could clear his mortgage in full, if and when, he sold his business. 
  3. We needed a lender that would go to the age of 75. 
  4. We needed a lender that would consider foreign income.

What we did:

  1. We sourced a lender that would offer an interest only mortgage to keep monthly payments low.  
  2. We obtained documents to confirm the value of his business abroad. 
  3. We applied with a small building society who were happy to take a view on the client’s income paid in Australian dollars.

To wrap it up: This case was never going to be able to go with a high street lender. The Mortgage Adviser’s knowledge of the whole of the market enabled them to approach a number of smaller, less well-known building societies. Positioning the client in the best possible light was really important:

  1. 15 years of contracting experience. 
  2. Secure repayment vehicle to repay the mortgage. 
  3. Low Loan to Value (LTV). 
  4. High income for affordability purposes.

This application took time to get through to offer due to its complexity. Keeping the client, builder and solicitor up to date throughout the whole process was incredibly important. Even though achieving the exchange deadline proved tricky, with consistent updates to all involved, all parties were able to provide the client with the flexibility they needed.
