New build bliss: How to find your perfect modern home
New build

When architects design new homes and builders construct them, they’re made with a view to modern living and contemporary preferences. So, it’s no surprise that modern homes are in demand among all types of home buyers, including solo professionals, couples, young families and savvy investors.

For example, new build properties are more likely to incorporate open-plan living spaces, allowing the property to feel bigger and make use of more light. They may even give preference to outdoor spaces which flow into internal areas of the home. Moreover, they’re usually constructed with energy-efficient building materials and techniques – compared to established homes – which is an essential consideration among modern buyers.

It’s not too difficult to find new build homes. Due to their popularity, they may sell quicker and often before the property has been entirely built which means you may need to be more proactive in searching.

Developers often advertise their upcoming homes for sale on-site using billboards, so keep your eyes peeled for these or go on a drive around your preferred areas and look for the next new build opportunities. We’ll provide some other tips further down this post.

As with any home purchase, it’s essential to do your due diligence and be informed before agreeing to buy a new build house, especially if it is still under construction. Our friendly team of advisers are always available to help buyers through these processes.

Tips for finding your ideal new build property

You can always search for new build properties independently using the usual channels you would use to find any type of property. Many listings’ websites include options to filter out properties built before a particular year which will make your search much easier. There are even websites that only show new build properties for sale across the UK which makes things even easier. Alternatively, you can search for developers in the area you wish to buy to get notified of recent or almost completed builds. If you speak to property developers at an early stage, you might even have the opportunity to have the build somewhat personalised to your needs and preferences.
